Site Manager — Leighton Primary and Preschool
Leighton Primary and Preschool are seeking a proactive, committed and reliable Site Manager to join our friendly school community. This is a vital post: you will ensure our buildings and grounds are safe, secure and well maintained so that pupils and staff can learn and work without disruption.

Purpose of the role
To manage day-to-day site operations, security, cleaning and maintenance, and to take responsibility for health, safety and compliance paperwork so the school meets statutory and local-authority requirements.
Key responsibilities
Maintain site security: opening/closing, key-holder duties, alarm and CCTV checks and contractor supervision.
Carry out and coordinate routine maintenance, small repairs and porterage tasks.
Manage caretaking and cleaning standards; arrange deep cleans and ensure cleaning equipment and stocks are maintained.
Oversee building systems: heating, lighting, plumbing, and liaison with contractors for repairs and planned works.
Owning health & safety documentation and compliance via IT systems:
Maintain and update risk assessments (including legionella checks, COSHH records, contractor RAMS).
Keep accurate electronic H&S records, permit-to-work logs, inspection and service records, and accident/near-miss reports.
Manage annual testing schedules (fire alarm, emergency lighting, boiler servicing) and ensure paperwork is auditable.
Essential IT and records management:
Use school IT systems to log and track work orders, H&S paperwork and estate compliance records.
Confident with spreadsheets, digital forms, email, and basic facilities management software.
Produce clear, timely reports for the School Business Manager and governors.
Support site-related lettings, events and health & safety briefings as required.
Contribute to safeguarding by following school procedures and reporting any concerns.
Person specification
Essential
Proven experience in site management, caretaking or maintenance in a busy environment.
Strong knowledge of health & safety requirements and experience producing and maintaining H&S paperwork and risk assessments.
Strong, Confident IT skills: competent with spreadsheets, e-mail, digital forms and record-keeping systems; able to keep auditable digital records.
Practical DIY skills across a range of trades (electrical awareness, plumbing, decorating, basic carpentry).
Excellent organisation and the ability to prioritise work under pressure.
Good communication skills and the ability to liaise professionally with staff, governors, contractors and parents.
Willingness to be a key holder; flexible and trustworthy.
Commitment to safeguarding and promoting the welfare of children (enhanced DBS required).
Desirable
Formal H&S qualifications (e.g. IOSH) or evidence of relevant training.
Experience of managing external contractors and producing contract specifications/quotes.
Experience with facilities management / work-order software.

Use digital tools to log, prioritise and report site issues so leaders can see compliance and impact.
